Standard of delivery

When you purchase a plot in BPSGH, you get:

  • access to municipal water conduit
  • access to pressurized well system
  • fully connected electricity stabilized by a central backup generator
  • optic fibre with highspeed internet
  • semi-centralized sewage system 
  • well lit concrete road to the plot with extra 2 meters of road accessing your house
  • multiple security guards 24/7
  • 2 meters high fence around all 25 plots
  • Gym, Tennis and Basketball courts as well as a Playground for children

You can build maximum 2 floors above the ground.

You must begin construction maximum 18 months after purchase of the plot.

Payment Plan

When you decided to go through with the purchase, this will be the standard process:

  • Reservation contract: $20.000, this will take the property off the market and will give us time to complete the contracts.
  • Plot purchase agreement: the remaining sum is paid for 100 % of plot price and you become a legal owner of the plot including your own deed (Titulo).
  • Notary and taxes: extra 3 % paid as taxes and notary fees when transferring the deed. 
 
Now that you own your fully paid plot, there are two financial things left you need to keep in mind. 
 
  • Property tax: 1 % of total price of the plot each year. 
  • Residence fees: only $320/month, find the details here.

Villa construction

When we built our first house, it was as chaotic and stressful as it should be. That is why we want you to have the option to release this off your shoulders and let us help you build it for you.

Trust me, it is much easier having experience with hundreds of units built already 😉

Payment Plan

The construction of each villa is expected to take 7 to 9 months and will begin in Q2 of 2023.

When you decided to go through with the purchase, this will be the standard process:

  • Reservation contract: $20.000, this will take the property off the market and will give us time to complete the contracts.
  • Plot purchase agreement: the remaining sum is paid for 100 % of plot price and you become a legal owner of the plot including your own deed (Titulo).
  • Notary and taxes: extra 3 % paid as taxes and notary fees when transferring the deed. 
  • Turnkey contract: $30.000, signing this contract together with the plot purchase agreement will grant you the topography and geological study, architectural project, 3D images and quantity surveyor study.
  • Construction starts: 25 % of villa total price is paid and construction is commenced.
  • Monthly installments: 35 % of the total villa price will be paid during the construction in monthly installments based on the reports you receive from us. 
  • Completion: The remaining sum (roughly 35 %) will be paid upon final inspection and handover of your new home.
 
Now that you own your fully paid villa, there are three financial things left you need to keep in mind. 
 
  • Property tax: 1 % of total price (plot + villa) each year. 
  • Residence fees: only $320/month, find the details here.
  • Consumption: $330/month for water, internet and electricity (estimated average based on our experience).
  • Optional: $290/month for regular cleaning and gardening services.

Residence Fees

We have tried to keep the expenses as low as possible, while still keeping you safe and the residence clean. 

The monthly fees add up to only $320 for the following:

  • Maintenance, we strive to keep the residence clean and functional for you.
  • Fitness, let your children enjoy the playground while you and your friend can get fit on the tennis courts, Basketball court or in the outdoors gym.
  • Security, multiple security guards walk around the residence 24/7 to keep you, your property and loved ones safe from unexpected circumstances.
  • Stay connected, we are doing our best to ensure your stable connection, whether it is water source, electric cables under the ground or lightning speed internet access.
  • Garbage and Sewage, is periodically taken out, so you do not have to worry about it.
